Desmond will study similar property sales, evaluate the competition, collaborate with you to establish pricing tactics and create a strategic plan to help you achieve the best outcome as a seller. Altamantly, we want to determine if now is the best time to sell your property.

2. Listing Agreement
Once you have decided to go ahead with selling your property. We take steps to make the property esthetically pleasing to potential buyers and is in optimal condition. Desmond will provide recommendations for contractor's home stagers and arrange home inspections. Afterward, he'll set up a pro photo shoot, create an illustrative floor plan, and craft an engaging listing description. This tells the story of your home and what it has to offer.
3. Going Live
Experience the ultimate exposure for your home! Our marketing reaches thousands of potential buyers through MLS, Compass.com, and over 100 partner sites. Desmond's marketing team creates stunning print materials that tell the story of your property. We also provide social media campaigns to increase visibility and interest in your property. We have an open house weekend to allow buyers to tour the home and fall in love with it. We also offer private showings for potential buyers who are unable to attend the open house.

4. Revisit the Plan
Desmond assesses the market response within the first week of your listing going live. Feedback from agents and buyers is collected, and the listing strategy is revised. In a strong seller's market, an offer acceptance date is set. In a slower market, we evaluate the price and decide if it needs to be reduced. We also review any potential updates or changes that may need to be made to the property itself.

5. Negotiations
Once we receive an offer. Desmond will review your offer or offers and present a spreadsheet highlighting the terms. We will review the terms together and analyze the pros and cons. Together we will decide how to respond to the buyer in one of several ways: by accepting the offer, rejecting the offer, or making a counteroffer.
Closing
Desmond will take care of all the necessary details to guide you to the finish line. After the buyer completes their inspections, resolves any contingencies, and the loan (if applicable) is ready to fund, The buyer's agent will arrange the final walk-through. Soon after escrow will close, payment will be made, and the keys will be handed over to the buyer.
